GUEST POLICY & THIRD-PARTY BOOKINGS: We love hosting you! To keep our home safe and compliant with our insurance, we require that the primary booker be part of the staying group. Please ensure your guest count is accurate, as only registered guests are allowed on the premises. No outside visitors or third-party bookings, please.

MAXIMUM OCCUPANCY: The house features 2 King beds and 2 Queen beds only. There are no pull-out couches, sofa beds, or bunk beds available. Guests must abide by the maximum of 8 total guests, and we cannot accommodate extra guests sleeping on air mattresses or floors. 

NO SHOWS & LAST-MINUTE CANCELLATION POLICY: If you keep your reservation and do not show up, or cancel within the non-refundable period, no refunds (full or partial) will be issued. Because this keeps our calendar blocked and prevents us from rebooking the space, all "no-shows" are final.

CLEANSINESS UPON ARRIVAL: We pride ourselves on a clean home. Cleanliness issues must be reported within two (2) hours of check-in. This ensures we can resolve any issues quickly for your enjoyment.

PETS PROHIBITED: This is a hypoallergenic clean home. Pets are strictly prohibited. Violation of this policy will result in an additional cleaning fee of up to $150 per day, and any damages caused will be charged to the guest. Thank you for respecting this allergen-free home. 

PARTIES, CROWDS, NOISE: Quiet house are 11:00 pm - 8:00 am EST. Our home is located in a peaceful, family-oriented neighborhood. We ask that you respect our neighbors by keeping noise levels down. Please, no parties or loud crowds. Failure to comply may result in immediate eviction without a refund.

ILLEGAL SUBSTANCES: Strictly no illegal drugs or illicit substances allowed. Guests engaging in illegal activities will be asked to leave immediately and law enforcement will be contacted.

NO SMOKING/VAPING POLICY: This is a strictly non-smoking property (inside and out). Smoking/vaping of any substance is prohibited everywhere on the premises. Evidence of smoking (including odors, ash, or butts, etc) or burn marks results in a $200/day deep cleaning fee, plus the cost of damaged items.

CANDLES: To ensure the safety of our home, we have a strict no-candle policy due to fire hazards. Flameless, battery-operated candles are perfectly fine! If a fire emergency occurs, a fire extinguisher is located under the kitchen sink.

SAND POLICY: Please use the outdoor shower to rinse off sand before entering. Shake all towels, blankets, and clothing outside. Please hose down beach chairs, toys, and sandboards. KEEP FLOORS CLEAN: Please do not shake sandy items inside or enter with sandy shoes. 

GRILL: We offer complimentary use of a grill. If you use it. Please clean it before departure, including removal of grease drip pan. Our cleaning staff does not perform grill cleaning service. If left uncleaned, there will be an additional fee of $50 to your booking.

ACCIDENTS: Accidents happen! We understand. Please let us know immediately if something breaks or malfunctions. We want to ensure the home remains safe and functional for you, and we need time to fix items before the next guest arrives. 

FOOD: Help us keep the kitchen clean—kindly enjoy food in the dining area, and wash all dishes before departure. 

CLEANING: We appreciate you leaving the home tidy! Excessive cleaning, such as massive trash buildup or filthy dishes, may require a surcharge to cover extra, documented cleaning costs.

PEST POLICY: Welcome to the Hot South! While we use a professional pest control service, occasional insects are a reality of our environment. Seeing an insect does not qualify for a discount or a refund. Please inform us immediately if you encounter any pests, and we will be happy to send an exterminator out upon request.

COMPLIMENTARY GOLF CART WAIVER REQUIRED: A golf cart is included. Before use, a signed waiver, clear photo of a valid driver’s license, and insurance proof are required. Please locate the waiver and instructions on the welcome counter upon arrival. Use is strictly contingent on submitting these items via message before access is granted. Failure to comply resulting in no access to the golf-cart will not be valid reason for a discount or refund since this is a complimentary extra service to your booking. 

BELONGINGS LEFT BEHIND: As you prepare for check-out, please ensure you have all your belongings. If items are left behind, we will do our best to send them back, but a $50 service fee will apply in addition to postage costs.

 

BREACHING HOUSE RULES: Breaching house rules that requires us to compensate other guests (e.g., neighbor complaints, early check-out, late check-out, etc…) will result in you being charged for the total refund amount plus any damages.

PREVIOUS OR CURRENTS GUESTS: We maintain a high standard for all guests. Previous or current guests who violate our house rules will be asked to leave immediately without refund, and future bookings will be declined. We reserve the right to report rule-breaking to the booking platform.
