🔇 QUIET HOURS AND NEIGHBOURS

🕙 Quiet hours are between 10:00pm and 8:00am.

🤝 Guests must respect neighbours at all times, including when arriving and leaving the property.

🚷 Noise, disturbance, or anti social behaviour is not permitted at any time.

🚗 Guests must not obstruct neighbours’ parking spaces or access at any time.

⚠️ Any complaints from neighbours may result in immediate termination of the stay and additional charges.

🔐 SECURITY AND MONITORING

📡 The property is equipped with occupancy, noise, and environmental monitoring devices for safety and insurance compliance. These devices do not record conversations.

🚨 If excessive noise, unauthorised occupancy, smoking, or tampering with equipment is detected, a security response team may attend the property.

💷 If attendance is required, guests may be asked to leave immediately without refund, and all associated call-out costs (minimum £108) will be charged to the booking guest.

🚭 SMOKING, CANDLES AND FIRE SAFETY

🚫 Smoking is strictly prohibited inside the property.

💨 If evidence of smoking is found, including odour, ash, or residue, a minimum £300 deep cleaning and deodorising charge will apply.

🕯️ Candles, incense, open flames, or any fire hazard items are strictly prohibited inside the property.

🔥 Tampering with smoke alarms or safety equipment is not permitted.

🚬 Smoking outside is permitted only with doors fully closed and waste disposed of responsibly.

🛋️ CARE OF THE PROPERTY

🏠 Guests must take reasonable care of the property at all times.

• 👟 Shoes should be removed inside the property
• 🔒 Doors must be locked when leaving
• 💡 Lights and appliances should be switched off when not in use
• 🗝️ Keys must be returned to the key box when leaving

📦 Furniture, bedding, and all items must remain within the property and in their original location.

🚫 Items must not be removed, stored off site, or rearranged between rooms without prior written approval.

⚠️ Any unauthorised movement or removal of items will be treated as loss or damage and may result in full replacement charges.

🧺 TOWELS AND LINEN

🛁 Towels are provided for personal use only.

🚫 Please do not use towels for cleaning, removing makeup, wiping floors, or cleaning surfaces.

💷 Damage to towels or linen beyond normal use may result in replacement charges.

🍳 KITCHEN USE

👨‍🍳 Guests must use kitchen equipment responsibly.

🍽️ Please line oven trays with foil or baking paper when cooking to prevent excessive build up.

🧼 Excessive cleaning required due to misuse of kitchen equipment may result in additional charges.

💷 Additional cleaning charges may apply as follows:

• 🔥 Oven cleaning: £20
• 🍽️ Excessive dishes: £20

♻️ WASTE AND RECYCLING

🗑️ Guests must separate waste correctly into recycling and general waste bins as outlined in the property guide.

📦 When emptying the kitchen bin:

• ♻️ Recyclable items should be placed loose into the recycling bin
• 🗑️ The used empty bin bag must be placed in the general waste bin
• 🚫 Bin bags must not be placed in recycling bins

📅 If your stay includes a bin collection day, please place the bins outside the property the evening before collection and return them after they have been emptied.

⚠️ If the bin schedule is not followed:

• 💷 Bin sorting may be charged at £15
• 🚛 Private waste removal may be required at £50 to £100

⚡ UTILITIES AND ENERGY USE

🏠 The property is designed for normal domestic use only.

• 🔌 Charging electric vehicles is not permitted unless authorised
• ⚠️ High load electrical equipment or commercial machinery is not permitted

💷 Excessive or abnormal utility usage may result in additional charges.

🌡️ The Host reserves the right to charge for excessive heating usage or abnormal consumption.

🌿 PROPERTY CARE, VENTILATION AND MOULD PREVENTION

💨 The property must be maintained in a well ventilated condition throughout the stay.

✅ Guests are required to:

• 🌬️ Use ventilation systems where provided
• 💧 Manage moisture and condensation

⚠️ Failure to ventilate the property properly, resulting in damp, odour, staining, or mould, will be treated as negligence and charged accordingly, including cleaning, treatment, or repainting.

🛠️ DAMAGE AND MAINTENANCE

📢 Any damage, leak, defect, or maintenance issue must be reported immediately.

⚠️ Failure to report issues that result in further damage will make the guest fully liable for all resulting costs.

🧹 CLEANING ACCESS

🧼 Guests must ensure that personal belongings are organised or moved to allow cleaners to carry out cleaning and inspection safely and effectively.

💷 Failure to allow proper access may result in additional charges.

🚪 RESTRICTED AREAS

🔒 Guests must not access any locked cupboards, storage areas, or restricted spaces.

⚠️ Tampering with or accessing restricted areas may result in additional charges or termination of the stay.

🏢 USE OF PROPERTY

🚫 Use for business activities, storage, deliveries, or commercial operations is not permitted without prior written approval.

📮 The property address must not be used for personal registrations, DVLA records, banking, finance, benefits, or official correspondence. Any post received after departure will be returned to sender.

📬 MAIL AND ADDRESS USE

🚫 The property address must not be used for post, deliveries, business registration, or official address purposes.

📦 Any post received may be returned or disposed of.

👶 CHILDREN

👨‍👩‍👧 Guests are responsible for supervising children at all times.

⚠️ The Host is not liable for accidents or injuries within the property.

📶 INTERNET USE

🚫 WiFi must not be used for illegal activity.

⚠️ Any misuse may result in termination of the stay.

🪪 IDENTIFICATION AND CONTACT

📋 The Host may request identification and contact details for the main booking guest.

📞 A valid contact number must be provided for the duration of the stay.

🗝️ KEYS AND LOCKOUTS

🔑 Keys must be returned to the key box whenever leaving the property.

💷 Lost keys or failure to return keys may result in lock replacement charges.

🚪 Lockouts may result in a call-out fee.
