🚷 Noise, disturbance, or anti social behaviour is not permitted at any time.

🚗 Guests must not obstruct neighbours’ parking spaces or access at any time.

⚠️ Any complaints from neighbours may result in immediate termination of the stay and additional charges.

🔐 SECURITY AND MONITORING

📡 The property is equipped with occupancy, noise, and environmental monitoring devices for safety and insurance compliance. These devices do not record conversations.

🚬 Smoking outside is permitted only with doors fully closed and waste disposed of responsibly.

🛋️ CARE OF THE PROPERTY

🏠 Guests must take reasonable care of the property at all times.

• 🔒 Doors must be locked when leaving
• 💡 Lights and appliances should be switched off when not in use
• 🗝️ Keys must be returned to the key box when leaving

📦 Furniture, bedding, and all items must remain within the property and in their original location.

💷 Damage to towels or linen beyond normal use may result in replacement charges.

🍳 KITCHEN USE

👨‍🍳 Guests must use kitchen equipment responsibly.

🍽️ Please line oven trays with foil or baking paper when cooking to prevent excessive build up.

🧼 Excessive cleaning required due to misuse of kitchen equipment may result in additional charges.

💷 Additional cleaning charges may apply as follows:

• 🍽️ Excessive dishes: £20

♻️ WASTE AND RECYCLING

🗑️ Guests must separate waste correctly into recycling and general waste bins as outlined in the property guide.

📦 When emptying the kitchen bin:

• ♻️ Recyclable items should be placed loose into the recycling bin
• 🗑️ The used empty bin bag must be placed in the general waste bin
• 🚫 Bin bags must not be placed in recycling bins

📅 If your stay includes a bin collection day, please place the bins outside the property the evening before collection and return them after they have been emptied.

⚠️ If the bin schedule is not followed:

• 💷 Bin sorting may be charged at £15
• 🚛 Private waste removal may be required at £50 to £100

⚡ UTILITIES AND ENERGY USE

• 💧 Manage moisture and condensation
